Located off the Texas Gulf Coast, almost at Mexico, South Padre Island has 34 miles of beautiful shoreline, giving you the ultimate beach resort location. With unspoiled beaches and warm waters, there's no reason why you wouldn't want one of the many vacation homes or beach vacation rentals. With only 2,000 residents, this island, along with nearby towns of Harlingen and Port Isabel, create a perfect location for you to simply escape.

A popular resort for Texas "snowbirds" during the winter months, the area works hard to welcome vacation home owners by creating special events and activities in the winter. There's excellent health care available in nearby Brownsville and othe towns, making it a great retirement choice. And the natural surroundings are some of the best unspoiled miles along the Gulf of Mexico. Finally, if you are looking for investment opportunities, the strong rental market and relatively low prices make this a terrific option.

 

Local History

The area was first noted during a charting expedition for Spain in 1519. As ships ported the plunder from the Aztecs to Spain, several were wrecked on Padre Island, where the treasures still lie under the sea. Buccanners and pirates were attracted to Padre Island to ply their trade during the 1800's. In 1804, the first missionary settlement was established, and the title to the island was awarded to the Padre where he lived until 1853. Lots of movements for independence continued over the years as the US annexed Texas, and then the south seceded from the Union. In 1974, the 2.5 mile long causeway, the longest bridge in Texas, was built to open the island for development.

It's been said that no ties are allowed on this island so that everyone can feel relaxed and laid-back. South Padre Island describes itself as folksy, warm and welcoming. And you couldn't expect any less from a place in Texas and near Mexico, two of the most "y'all come again" places there are. Make no mistake: South Padre Island is about resort living. People come here because of the beach and the waters of the Gulf of Mexico. If you are looking for resort living with great semi-tropical weather and a community that's friendly, come to South Padre Island.

 

Housing

Since ocean and sky view are the greatest attractions, there are a fair number of high-rise buildings on the island, so that everyone can see everywhere. Houses range from waterfront single family to condominiums and town houses. Prices range from $90,000 to over $1 million, with the median housing costs: (census 2000) of $175,400. Prices in Harlingen are slightly less. A very strong and active rental market for condos exists, with prices for a 2 bedroom, ocean front ranging from $2200/month off-season to $1740/week during prime season.
