About Livingston
Livingston is the Original Gateway to Yellowstone National Park. The spacious valleys and rugged mountains give residents and visitors room to breathe and enjoy an unfettered lifestyle in a very clean and scenic environment. Livingston is the county seat in Park County. Park County is what the rest of Montana would like to be. It is here that the Rocky Mountains give way to the plains that stretch to the horizon, the Blue Ribbon trout streams turn and head to the Mississippi River and the Big Sky opens wide. Located in south-central Montana, Livingston is nestled in a lovely valley surrounded by the Absaroka-Beartooth Wilderness Area, the Gallatin and Crazy Mountains. Livingston sits below the first canyon of the Yellowstone River, along the original and only year round entrance to Yellowstone National Park.
Housing
Livingston is a wonderful place for those who enjoy the pace of small-town living. The historic downtown area is very picturesque and well preserved. The great Sacajawea Park follows the banks of the Yellowstone River. Tree-lined streets and calm neighborhoods are within walking distance of all the basic conveniences, including some amazing dining options and a plentiful selection of shops and galleries. Livingston real estate ranges from affordable starter homes in town to wooded cabins, large ranches, and smaller "ranchettes" throughout scenic Paradise Valley to the south. All this lies beneath the towering Absaroka Mountain Range. Investment buyers should note that Livingston is close to Bozeman, a budding real estate area.
Weather
Summers are pleasant, characterized by warm days, cool nights, and an abundance of sunshine and big blue sky. Extreme hot weather and humid conditions are infrequent. Most summers have less than a week or fewer days with temperatures exceeding 90 degrees. The average high temperatures for summer are in the 70s and 80s and the average lows are in the mid 40s and low 50s.
