The Census lists the median single family home price in the county $122,000, and in Gulf Shores at $177,000. However, that does not include condos which are a major part of the Gulf Shore market, and range from $170,000 to upwards of $350,000.
Rental
Very Strong Rental Market, making a second home a good investment. Rental prices. A huge 5 bedroom house on the beach will rent upwards of $2000/week, a two-bedroom gulf view apartment rends for about $700. The high season for rentals is actually in the summer months, as it is cooler here than other nearby locations in Florida for example. 27% of the homes are currently rental units, 40% of the homes are listed as seasonally occupied, with a fairly high seasonal vacancy. It appears that due to lower costs of property, not as many people rent their homes, but rather leave them vacant when not in use. Condominiums represent 81% of the rental market, according to one study.
